Terms of use

These Terms of Use (“Terms”) govern your access to and use of CoAgent at coagent.my and any related services (“Platform”). By signing up or otherwise using the Platform, you agree to be bound by these Terms.
CoAgent is operated for property agents registered under the Lembaga Penilai, Pentaksir, Ejen Harta Tanah dan Pengurus Harta (LPPEH). If you do not agree to these Terms, do not use the Platform.
1. Eligibility
To use CoAgent, you must:
- Be at least 18 years old and able to enter into a binding contract under Malaysian law.
- Hold a valid LPPEH registration number (REN, PEA, or equivalent) in good standing.
- Use the Platform only for your own professional property agency work.
We may verify your eligibility at any time, including by re-checking the LPPEH registry. If your registration lapses or is revoked, we may suspend your account.
2. Your account
You are responsible for everything that happens on your account, including actions taken by anyone you allow to access it. Keep your phone number and email up to date so we can reach you about security and service issues. Don’t share your login. Notify us immediately if you suspect unauthorised access.
3. Listings and market data
CoAgent surfaces active property listings and related market intelligence across Malaysia. We make reasonable efforts to keep this data fresh and accurate, but we do not warrant that any specific listing is currently available, correctly priced, or accurately described. Before transacting on a listing, you remain professionally responsible for verifying details directly with the source agent or owner.
Listings and photos are linked to their originating sources where applicable. We do not claim ownership of third-party content surfaced on the Platform.
4. Acceptable use
You agree not to:
- Use the Platform for any unlawful purpose or in breach of LPPEH rules.
- Misrepresent your identity, your REN status, your firm, or a client’s authority for you to act.
- Send reports or notifications to people who have not asked to hear from you.
- Attempt to access another agent’s data, listings, or client contacts.
- Extract, copy, or redistribute the Platform’s data in bulk, or build a competing product on top of our infrastructure.
- Probe, scan, or interfere with the Platform’s security or normal operation.
- Upload viruses, malware, or other harmful content.
5. Reports and client data
When you use the “Send to client” flow, you are confirming that:
- The client is your bona fide prospective tenant, buyer, or other party you are authorised to contact in your capacity as their agent.
- You have the legal basis to share their contact details with CoAgent for the purpose of sending the report.
- You will respect any do-not-contact request the client makes, and will instruct us if the client asks for their details to be removed.
Engagement events recorded when your client opens a report (such as buildings or units they tap as interested) are visible to you within the Platform. Use these signals professionally — they are tools for follow-up, not surveillance.
6. Co-broke conduct
CoAgent helps you discover listings and reach the agents who hold them, but the terms of any co-broke arrangement — commission split, lock-in, lead handling — remain solely between the participating agents. CoAgent is not a party to that arrangement and takes no commission on deals. You are responsible for negotiating, documenting, and honouring your co-broke commitments in line with LPPEH practice rules.
7. Intellectual property
The Platform, including its software, design, copy, and original data, is owned by CoAgent and protected by Malaysian and international law. We grant you a limited, non-exclusive, non-transferable, revocable licence to use the Platform for your professional agency work. Nothing in these Terms transfers ownership of any of our intellectual property to you.
You retain ownership of any content you upload (e.g. your own listing photos and descriptions). By uploading it, you grant CoAgent a worldwide, royalty-free licence to host, display, and transmit that content for the purposes of operating the Platform.
8. Fees
CoAgent is currently free for LPPEH-verified agents. We reserve the right to introduce paid features in the future. If we do, we’ll give you reasonable notice and you can choose whether to upgrade. We will never charge you for features without your explicit consent.
9. Disclaimers
The Platform is provided “as is” and “as available” without warranties of any kind, whether express or implied. We do not warrant that the Platform will be uninterrupted, error-free, secure against all attacks, or fit for any particular purpose.
We do not guarantee any specific lead volume, conversion rate, or commercial outcome. Success on the Platform depends on your own diligence, professionalism, and market conditions.
10. Limitation of liability
To the maximum extent permitted by Malaysian law, CoAgent and its operators are not liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenue, arising out of or related to your use of the Platform.
Our total liability to you for any claim arising out of or relating to these Terms or the Platform is limited to the greater of (i) the fees you paid to us in the twelve (12) months preceding the claim, or (ii) RM 500.
11. Indemnity
You agree to indemnify and hold harmless CoAgent and its operators from any claim, loss, or expense arising out of your breach of these Terms, your misuse of the Platform, your misrepresentation of a client’s instructions, or your breach of any third party’s rights.
12. Termination
You may delete your account at any time by emailing us. We may suspend or terminate your access if you breach these Terms, lose your LPPEH registration in good standing, or pose a risk to other users or the Platform.
On termination, your access to the Platform ends. Sections of these Terms that by their nature should survive termination (intellectual property, disclaimers, limitation of liability, indemnity, governing law) continue to apply.
13. Changes to these Terms
We may update these Terms from time to time. When we do, we will revise the “Last updated” date at the top of this page and, for material changes, notify you by email or in-product banner. Continued use of the Platform after a change takes effect means you accept the updated Terms.
14. Governing law and disputes
These Terms are governed by the laws of Malaysia. Any dispute arising out of or relating to these Terms or the Platform will be resolved in the courts of Kuala Lumpur, Malaysia, except that we may seek injunctive relief in any court of competent jurisdiction.
